A growing number of first-time land buyers are finding an entry point into Kenya’s property market, thanks to affordable land offerings by Cledun Realtors Ltd in Makutano ya Mwea, Kirinyaga County.
The firm’s Neema Garden Phase VI project is positioning itself as a gateway to land ownership, with 50 by 100 plots retailing at KES 340,000—significantly lower than prices in major urban centres such as Nairobi.
The pricing is aimed at unlocking opportunities for young professionals, families, and first-time investors who have traditionally been locked out of the real estate market.

Speaking on the initiative, Cledun Realtors Chief Executive Officer Clement Waweru said the company is focused on making land ownership accessible to ordinary Kenyans.
“Owning land should not be a preserve of a few. At Cledun Realtors, we are committed to breaking that barrier by offering genuinely affordable plots in emerging areas like Mwea, where families can not only invest but also build and grow,” said Waweru.
The company is also tapping into experiential marketing through its Easter Getaway and Investment Tour scheduled for April 4, where prospective buyers will visit the site and enjoy a KES 10,000 discount on purchases made during the tour.

Managing Director Duncan Muiruri noted that site visits have become a key strategy in building buyer confidence and accelerating decision-making.
“We understand that buying land is a major milestone. That is why we are giving our clients an opportunity to physically experience the project through guided tours. It builds trust and helps them make informed decisions,” said Muiruri.
He added that Makutano ya Mwea is fast emerging as a strategic investment destination due to its affordability and growth potential, attracting buyers looking beyond saturated urban markets.
